Why should I buy SmartRoof™ Silicone Roof Coating when acrylic latex coating is cheaper?

If you buy acrylic water-based coatings, you’ll need primer, base coat and one or two additional top coats. Simply put, that means you’ll have to buy MORE products! With proper cleaning and prep, SmartRoof™ silicone adheres to most substrates without the need to apply a primer coat or any top coats. That saves you money, time and hassle!

Will it last longer than acrylic coatings?

Acrylic coatings usually come with a short warranty length or no warranty at all. And you will never see "Unaffected by standing water" on a bucket of acrylic coating. SmartRoof™ proudly carries a limited 50 year warranty – because who wants to go up on the roof and do this again every 3 to 5 years? Industry research shows that silicone out performs acrylic in UV and water resistance.

Will SmartRoof protect my roof and make it last longer?

Yes! Our silicone coating resists the environmantal forces that can cause damage to a roof, like: UV rays, high temperatures, standing water, wind-driven rain and snow, ozone and oxidation. If your roof is structurally sound, SmartRoof™ will protect it for years to come.

Will SmartRoof reduce my heating or air conditioning costs in my building or trailer?

Absolutely! SmartRoof™ reflects UV rays to keep your roof cooler and can actually reduce your energy costs. SmartRoof™ is listed by the CRRC (Cool Roof Rating Council), Energy Star, and more.

One coat with usually no primer is hard to believe. Is this for real?

Yes. If you follow our directions to clean, prep and apply correctly, SmartRoof™ Premium 1 Coat will adhere to most roofs, handle high temperatures, and more. In most cases, no primer is needed because of the superior adhesion properties of our elastomeric silicone coating.

Will SmartRoof work on any kind of roof? Even metal?

From metal to aged asphalt, to EPDM, TPO, modified bitumen and more. SmartRoof™ adheres to just about any aged or weathered surface you’ll see on a flat or sloped roof. It’s perfect for residential or commercial buildings, including mobile homes, campers and RVs. Below is the full list of application uses:

So it’s great for flat roofs. What about on a pitched roof?

While SmartRoof™ is specially formulated for flat roofs (where rain water pools or is difficult to drain,) it may also be used to coat a pitched or peaked roof. Just be extremely careful when applying the product and follow all safety guidelines to avoid injury.

What about a skin forming on top before I’ve used it all up?

To avoid surface skinning, keep the container tightly closed between applications. If the surface forms a skin due to curing from high heat and humidity, remove the skinned material just before continuing application. If you plan to spread your project out over the course of a few days, the skin that forms will help protect the liquid coating below from curing. Never add water to the silicone coating.

How do I wash the coated roof?

Your roof will look sparkling white after coating. If over time it gets dirty, you can wash your roof with a power washer (2,500 psi maximum with a 12” fan tip held at least 18” from deck to avoid damage to the coating) or simply hose the roof while brushing with a stiff broom.

Can I paint over the white SmartRoof coating?

No. Conventional paints will not adhere to silicone. However, after proper cleaning, you can apply new SmartRoof™ Silicone directly over existing silicone coating.

What’s the best way to apply the coating? Can I spray it on?

SmartRoof™ can not be sprayed with traditional spray equipment. Just roll it on with a heavy nap roller on an extended handle and coat the edges and details with a paintbrush. For recommendations on appropriate professional grade spray equipment, West Development Group.

Do I need to thin the coating before applying? 

No. Thinning the coating is not needed or recommended.

What if I need to patch the roof or use a caulk sealant?

Prep is essential before coating. Be sure to inspect your roof after cleaning and look for any cracks, loose seams or open spaces around drains, vents, air conditioning units, etc. The ready-to-use SmartRoof™ Silicone Roof Patch and Silicone Sealant are ideal products for the job.

Can I buy the SmartRoof products directly on your website?

SmartRoof™ products can only be purchased through our retail partners.

How do I clean up after coating?

Clean up is best performed with mineral spirits and clean rags. Follow all precautions suggested by mineral spirits supplier. Dispose of solvent residue according to mineral spirits supplier.

How should I store the SmartRoof coating?

Always store it at room temperature with the lid tightly sealed. Avoid freezing.

What about walking on the coating?

In normal environmental conditions (70 degrees F and 50 % relative humidity) the product can be walked on in 2 to 6 hours. Cure rate will extend longer in cold or low humidity conditions. Silicone roof coatings can be very slippery. Extreme caution should be used when walking on any roof surface. SmartRoof™ is not intended for use high traffic areas.

What if it rains before the coating is totally cured?

SmartRoof™ should not be applied if rain is imminent. SmartRoof™ coating will usually withstand a light rain prior to cure with no damage. Standing water may slow the cure process slightly. In the event the coating is rained on prior to cure, the cured coating should be inspected for holes in the film or poor adhesion to the substrate. Any holes should be recoated and loose coating should be removed and a new coating applied.
